Lipa Tree Properties offers two convenient types of payment options: cash or monthly payments. You can choose from several different monthly payment amounts, so you’ll be sure to find one that works for you. Owning your own piece of America is within your reach.
Cash Price
Pay the discounted cash price at once. Pay by credit card, wire, or ACH. This process is the easiest and fastest. After you purchase your property, we take care of all the paperwork for you, so all you have to do is wait for the copy of the deed to arrive at your address and you can begin using your Piece of America!
Owner Financing
This is a more accessible option for you! Pay a down payment and one-time, non-refundable document processing fee. Our fee is $199.
After paying the down payment and doc fee, we will send you 3 documents in one – the Land Contract, Promissory Note, and Purchase Sale Agreement. They may sound scary, but they aren’t! There is a description of each one in the document, but we will explain them shortly.
Land Contract
This agreement outlines the terms and conditions of sale that you as the buyer and us as the seller mutually agree upon. The main highlights of this contract are the purchase price, financing terms, receipt of your down payment, and our guarantee in writing.
Promissory Note
Basically, this agreement says that you promise to pay each month on time the specified monthly payment. Make your payments on time and in the specified amount and we are good to go. Miss a payment and you will have to pay a late fee. Miss several payments and we will have to send you a letter letting you know that you are behind and need to pay or you will be in default. We don’t want that to happen!
Purchase Sale Agreement
This agreement is a summary of all the details plus our guarantee. It fully writes out the agreement of the purchase of the parcel.
We will send this document to your email address to have you electronically sign it. An electronic signature is just as binding as a physical signature. After we receive that back, all you need to do is make your monthly payments! If you want to pay the parcel off sooner, you may! No prepayment penalties or fees. After the parcel is paid off, we will take care of the paperwork and get the deed into your name. It’s that easy!
